Anyone who qualifies is welcome to apply at Burrough’s Mill. The community also offers a select number of apartment homes through the state affordable housing program managed by Triad Corporation. Burrough’s Mill offers a variety of floor plans, including 1-bedroom townhomes, 1-bedroom flat apartments, 2-bedroom townhomes, 2-bedroom flat apartments, and 3-bedroom townhomes. Select homes also include attached garages.

Utilities are billed separately from rent at Burrough’s Mill. Residents are responsible for their individual utility usage and monthly utility-related charges.

The rental rate does not include utilities. Water, sewer, and trash are billed based on usage and added to the resident ledger. Electric and gas services are provided through PSE&G and paid directly by residents.

Yes, a security deposit is required. Burrough’s Mill also offers conditional approvals with an increased deposit option for applicants with limited or slightly blemished credit history. The community additionally partners with LEAP, which may provide a deposit bond option for approved applicants.

New lease terms range from 6 to 15 months. Renewal options include lease terms from 3 to 15 months, as well as month-to-month options.

Applicants must have a combined gross income of at least three times the monthly rent.

Yes. Residents are required to carry renter’s insurance with a minimum of $100,000 in personal liability coverage. Residents may provide proof of third-party coverage or enroll through Foxen.

Yes, Burrough’s Mill is a pet-friendly community! A maximum of two pets are allowed per apartment home with a weight limit of 75 pounds each. Breed restrictions apply as outlined in the lease agreement.

Yes! Parking is free for residents, and homes without attached garages include one assigned surface parking space.

Residents have access to a variety of community amenities, including a clubhouse, 24-hour fitness center with locker room and sauna, swimming pool, business center, dog park, playground, grilling stations, firepit seating areas, pickleball and basketball courts, valet trash, walking trails surrounding the pond, 24-hour emergency maintenance, and on-site management.

Maintenance requests can be submitted through the resident portal, by phone, email, text, or in person with the leasing office.

Maintenance emergencies may include issues such as no heat during cold weather, sewer backups, major leaks, electrical outages affecting essential systems, fire alarms, lockouts, or compromised entry doors or windows. Residents experiencing an after-hours emergency should call the leasing office and follow the emergency prompts.

Before move-in, residents must sign their lease and welcome letter, place electric and gas utilities in their name with PSE&G effective on the lease start date, pay any required deposits and prorated rent, and provide proof of renter’s insurance or enroll through Foxen.

Burrough’s Mill requires a 60-day notice to vacate. Residents moving out before the end of their lease term are subject to a two-month rent penalty and repayment of any concessions received during the lease term. Residents are also responsible for returning the apartment to its original condition, cancelling utilities and insurance, and returning all keys and access devices at move-out.

Rent payments are made through the resident portal using ACH, debit card, or credit card payment methods. ACH payments are free, while debit and credit card payments may include additional processing fees. Residents can access the portal at burroughsmillnj.residentportal.com, and the leasing office can assist with password resets if needed.
